Ronald J. Gilligan graduated from Harrisburg Auction School in 1969 and has been
in the auctioneering business since 1970.
In 1993, Ronald S. Gilligan graduated from Penn State University and
Missouri Auction School and began working with his father.
Mary Lou Gilligan, wife of Ronald J. Gilligan, is involved in
many aspects of the full-time auction business as well.
In 2003, David C. Zentner graduated from the Penn State University, Smeal
College of Business Administration, during which time he helped the Gilligans at
the auctions as a runner on the weekends.
In 2005, he graduated from The Missouri Auction School and became an
associate of the auctioneering service with the Gilligans.

world. A 1902 corner cupboard that
sold for $390,000 on June 12, 2004 in
Zion,

Estate Auctions

Estate auctions are very difficult times for family members.
-
Things happen very quickly after the death of a loved one ranging from
funeral preparation to only having three months to file inheritance
information for tax savings.

We provide an appraisal service for estates if they are needed for taxes or
for the division of inherited items to family members.
It is important to have accurate prices of items specified in the
will for proper division among family members.
Everyone will get a fair deal if the prices are accurate.

We also provide auctioneering services for business and bankruptcy
liquidations as well as appraisals for business & bankruptcy
reorganizations.
Our auctioneering service is just that - service oriented.
It is our job to achieve the most money possible for those we are working
for while also providing as much service as possible.

For example, some people live out-of-state and cannot afford to make
repeated trips to the area for estate matters.
We can write-up the appraisal, set up the auction, conduct the
auction, as well as sort through and organize the contents of the entire
house and relieve a grieving family of this burden.

We Sell Real Estate
- we can put a house, lot, farm, farmette, building, etc. up for sale at public
auction. This can be done in one of
two ways:
-
The first way is to arrive at a reserve price.
This is a price agreed upon that the property will not be sold for
less than this amount. This price is
worked out by the seller and auctioneer and agreed to by each party.
We do not charge any commission if the property does not reach the
reserve price required to sell the property.
The worst thing that can happen in this case is that the property
does not reach its reserve price – you still own your property but
will still owe for the advertising costs.

The second method of selling real estate at public auction is by having what
is called an absolute auction.
This way consists of not having a reserve price and the property is
offered for sale at public
auction and
sold to the highest bidder regardless of price.
The absolute auction is a more risky way of
selling
real estate - but does it ever work.
The reason that this method is so successful is that when people know the
property is going to be sold regardless of price nearly everyone feels their
time spent is not wasted. Real
estate is not brain surgery. A
buyer would find comparable properties and calculate how much the property is
worth. Now, where the absolute
auction comes into the picture is that a property is not worth the same amount
of money to any two people. One
person may be willing to spend $300,000 for a farm while another person knows he
or she is willing to spend $500,000 for the same farm.
Then, when six people get involved in the bidding, (you the seller) hope
other people will bid up to or in the neighborhood of $500,000 or more.
You would never have known your property could bring this much if you had
listed the farm with a realtor for $399,000.
This is the power of introducing your property to an open competitive
market through a public auction.
Commission Rates & Expenses are as Follows:

Real Estate:
We work on a commission basis - no charge if not sold – owner(s) pay advertising whether it sells or
not.

Terms of Real Estate:
10% down day of auction (non-refundable) – balance due in 45 days – property
sold as-is.

Personal Property/Contents:
We work on a commission based on the gross total of the auction for auctions held on-site at the house
or business location (excluding real estate).

Buyer’s Premiums:
We do not charge a buyer’s premium for any real estate or personal
property. We feel this leads to
lower prices of property and contents due to the buyer factoring in the cost
of the premium. In essence, this
difference comes directly out of the seller’s pocket.

Advertising:
Rates vary according to the amount & value of the items being sold.
We advertise on the Internet through our Web site as well as on
AuctionZip.com at no cost to you.
This includes a descriptive ad of your auction and color digital photos of
your property/items.

Required lead time for a Real Estate auction is approximately 60 days –
Personal Property/Contents auction is approximately 30-45 days.
